WHY CHOOSE WOODS FOR BLOCK MANAGEMENT
VALUE FOR MONEY
No hidden fees
With Woods, you’ll find the price we quote is the price you pay. Unlike some other agents, all our time and work are included in the monthly fee, with no hidden extras.
Best value on suppliers
When we commission a contractor on your behalf, we don’t mark-up their fees or take a commission. This leaves us free to choose those contractors who’ll do the best job for you at the best price.
It also means that if you have a preferred contractor for a particular job, we’re happy with work with them.
You’re in control
Except for emergencies like a water or roof leak, we will always seek your approval before commissioning any work on your behalf – leaving you in complete control of how, when, where and why money is spent.
Tailored service
We’re set up to be flexible to your needs. If there’s a particular service you want to include or exclude – no problem, we’ll tailor a package that suits your needs and budgets.
SERVICE YOU’LL APPRECIATE
Quick response
We do our utmost to deal with issues within 24 hours of hearing about them. Naturally, we’ll visit and/or send the appropriate expert to assess the matter, and report back in an appropriate way.
Regular communication
We understand the importance of keeping you updated and abreast of events. So we’ll regularly update directors and members on progress with maintenance projects and any other concerns which might arise within your block. We’ll also send you statements and/or reports, as required.
Regular inspections
Every quarter we’ll carry out a detailed inspection, and report back to the directors on your block’s condition, and any remedial action required. We can of course carry out additional visits as required.
Approachable and helpful
Many of our clients like the fact they can pop in to our offices or phone up at any time – and always speak to one of us. Not a large team where you never speak to the same person twice, but someone who knows you, your building and what’s going on with it.
WHAT CLIENTS THINK
I am Chairman of the Management Committee of Claremont Hall, a Grade II* listed property.
Whenever I instruct work to be done Woods estate agents get local previously vetted tradesmen to submit quotes. When I give instructions for the work to proceed Woods will liaise with the local council to check if any planning is required for our Grade 2* listing status.
They take in and ring fence all monies received from flat owners and bank it.
They also pay all bills submitted on invoices.
Owners of the 12 flats have full access at any time to the Management Committee's financial position available at Wood's offices.
Woods circulate Notice and Agenda for the AGM, and are present taking Minutes of the Meeting to be sent to all owners.
I find that Woods looking after our Management, Maintenance and Financial commitments of the property to be excellent and would have no hesitation in recommending them to future clients.
M J Dunkley (Chairman of Claremont Hall Management Committee)
Woods have recently taken on the management of a development in the heart of Bristol. The Directors had been disillusioned by past experiences with local Bristol block management agents, and were looking for an open and completely visible service from an agent they could build trust with. Woods work alongside the Directors to a tailor made service, which means control remains with the Management Company on every aspect of their expenditure. Woods also ensure the Directors are updated on a monthly basis, including sending regular bank statements. The most recent review was a very positive meeting and the block management team look forward to what will hopefully be a lasting and steadfast working relationship.
If you have a property which would benefit from what we believe is the best service in the area, please call or email Jane Stockford, Assoc. Director for Block Management
